01

What The Shores is like

The Shores is a golf course neighborhood on the north side of Rockwall, in ZIP code 75087, built around a club on the shore of Lake Ray Hubbard. The Texas Golf Association dates the club to 1970, when it opened as The Shores Country Club on nearly 200 acres along the lake. It closed in 2010 and reopened in 2012 as Rockwall Golf & Athletic Club, now a private club. This page sticks to what the public record says; where we could not find a fact on a public page, we left it out rather than guess.

The club at the center of it

A February 1983 article in a golf course trade journal, held in the Michigan State University turfgrass archive, described The Shores Country Club as an 18-hole semi-private course designed by Texas architect Ralph Plummer, sitting on the shores of Lake Ray Hubbard. The same article said its superintendent had started there in 1978. Today the club's own site lists an 18-hole course, six tennis courts, six indoor courts, six outdoor pickleball courts, three swimming pools and a fitness center at 2600 Champions Drive.

The club has been rebuilding. A Texas Department of Licensing and Regulation record lists an 18,051 square foot clubhouse at 2650 Champions Circle as new construction, with Shores Country Club as the owner, an estimated cost of $5,000,000, a start date of June 30, 2025 and a scheduled completion of May 15, 2026. The club's site describes the project as a renovation of its original clubhouse. That scheduled date has passed and we found no public record of completion, so ask the club where the project stands.

Two homeowners associations

The Shores has two associations, separate from the golf club. The Shores HOA covers the original 343 homes in Phases I, II and III, and its site lists the streets in each phase, among them Champions Drive, Plummer Drive and Merion Drive. The state registry shows a two-story Shores HOA clubhouse at 2601 Champions Drive, built between March 2014 and January 2016. The newer sections belong to The Shores at Lake Ray Hubbard Owners Association, Inc., the name in the caption of a Rockwall County lawsuit over parking on public streets that a judge decided in June 2026, as reported by inForney. The original HOA's site describes itself as separate from The Shores on Lake Ray Hubbard, which it puts at more than 1,400 homes. Check which association a given address belongs to. We did not find current dues for either on a public page; they come with the resale certificate, which Texas law requires the seller to provide. Read the dues, the assessment history and the architectural rules before your option period ends.

Where it sits in Rockwall

The Shores is in the city of Rockwall, the county seat of Rockwall County. The city's history page dates the town to the 1850s and the county, the smallest in Texas, to 1873. The city's parks page lists Harry Myers Park, a 70 acre park with disc golf and pickleball, and the Squabble Creek Mountain Bike Trail, six miles long, among the public parks on the north and east sides of town. The State Highway 66 public boat ramp on Lake Ray Hubbard is listed by Texas Parks and Wildlife as a free launch. The Harbor, the lakefront dining and entertainment district on the I-30 side of the lake, is south of The Shores across town.

Schools

Rockwall is served by Rockwall ISD. The district reported that it rose to 89 in the 2024-25 state accountability ratings and that both high schools earned top marks. Attendance zones are drawn by street, not by subdivision, and they have changed as new campuses opened. We did not find a district page that names the campus for The Shores, and listings name different elementary schools for different sections, so confirm the elementary, middle and high school for any specific address with Rockwall ISD before you buy.

What to check before you buy here

Four things set The Shores apart. First, which association the lot belongs to, since the original phases and the newer sections have different HOAs and documents. Second, the relationship between the HOA and the club: whether dues include any club membership, and what a golf or athletic membership costs on top, is written in the HOA documents and the club's membership terms, not on a listing. Third, the course: a lot that backs to a fairway is priced for the view. Fourth, the clubhouse project, which affects daily life on Champions Drive and Champions Circle until it is done.

We sell in Rockwall and can pull the sold history for The Shores, by street and by phase, before you make an offer. The figures at the top of this page are Realtor.com's for Rockwall as a whole, not this neighborhood alone; for town and county trends see the monthly Rockwall market report.
