What Stone Creek is like
Stone Creek, platted as Stone Creek Estates, is one of the larger newer neighborhoods on the north side of Rockwall, ZIP 75087. The Skorburg Company, which developed it, describes the project as 367 acres with 886 lots and lot widths from the 50s to the 100s. That range is the main thing to understand about Stone Creek: it is not one product. A 50-foot lot and a 100-foot lot in the same neighborhood mean very different homes, prices and taxes, and the sections are built by different builders.
Who built here
The developer's project page lists six builders: Highland Homes, Chesmar Homes, Windsor Homes, Megatel Homes, Drees Custom Homes and Pacesetter Homes. When you look at a resale here, the builder matters for the floor plan family, the warranty history and the finish level. We can usually tell you which builder built a given street.
Schools
Stone Creek has its own elementary zoning history. In December 2019 the Rockwall ISD board approved attendance zones for the new Sherry and Paul Hamm Elementary, and Blue Ribbon News reported that the zone included the subdivisions of Stone Creek, Quail Run Valley and Caruth Lakes North. The same report said Hamm and Celia Hays elementary both feed J.W. Williams Middle School. Hamm Elementary is at 2911 Greenway Drive, inside the neighborhood's footprint. The district reported an 89 in the 2024-25 state accountability ratings. Zones change as the district grows, so confirm the campuses for a specific address with Rockwall ISD before you buy.
The HOA
A 2022 City of Rockwall zoning notice lists the Rockwall Stone Creek Estates Homeowners Association Inc., care of Neighborhood Management Inc. in Allen, as a notified party, which gives us the association's name. We did not find its dues or deed restrictions on a public page. In a neighborhood with several phases the dues can differ by section, so ask for the resale certificate for the specific lot. It will show the dues, what they cover and any pending assessments.
Where it sits
Stone Creek is in the fast-growing northern part of Rockwall, between the older town center and the county line. Rockwall County is the smallest county in Texas and was organized in 1873, per the county's history page, and the city's history page dates the town to the 1850s. The commute west runs on Interstate 30, and TxDOT's widening of I-30 through Rockwall County is the road project that will change it; the city keeps a page on the expansion. The city's parks page lists Harry Myers Park, 70 acres with disc golf and pickleball, and the six-mile Squabble Creek Mountain Bike Trail on this side of town, and the State Highway 66 public boat ramp on Lake Ray Hubbard, a few minutes west of the neighborhood, is listed by Texas Parks and Wildlife as a free launch. The lake is a City of Dallas water supply reservoir of about 22,000 surface acres, per the Texas Water Development Board. Downtown Rockwall, with its historic square and Saturday farmers market, is a few minutes south.
What to check before you buy here
In a newer neighborhood the questions are different from an older one. Ask for the builder's warranty paperwork and whether a structural warranty transfers. Check the lot width on the plat, because the width sets the home size the deed restrictions allow. Ask the HOA about any phases still under construction and what that means for traffic and assessments. And look at the property tax rate for the lot, since newer sections of Rockwall can sit in different taxing arrangements.
We sell in Rockwall and can pull the sold history for Stone Creek by builder and by lot size before you make an offer. The figures at the top of this page are our own listings here, not the whole market; for the county-wide numbers see the monthly Rockwall market report.
