What Chandlers Landing is like
Chandlers Landing is the oldest planned lake community in Rockwall. It sits on the eastern shore of Lake Ray Hubbard in the south part of the city, ZIP 75032, between the lake and Ridge Road. Blue Ribbon News, the local paper, describes it as having been developed in the 1970s as a tennis, swim, yacht and residential community. Fifty years on, the water, the marina and the club are still the reason people buy here.
How the club changed hands
The original developer built the community around a club with a junior Olympic pool, seven tennis courts, a marina and a clubhouse. According to Blue Ribbon News, the development company sold the club property and the marina in 1989, and the two went through outside owners for almost three decades. In November 2016 the homeowners took the club back: the Chandlers Landing Community Association became the owner of the property at 501 Yacht Club Drive. That matters to a buyer because the association, not a private operator, now decides what happens to the pool, the courts and the clubhouse.
The marina and the yacht club
The marina is at 1 Harborview Drive and is run by Suntex, which lists it as a certified Clean Texas Marina. Suntex's page does not state a slip count, and slips are leased from the marina rather than deeded with a home, so ask about availability and the waiting list separately from the house.
Chandlers Landing Yacht Club re-launched in February 2014, about forty years after its first incarnation, and meets at the 501 Yacht Club Drive clubhouse. The club's own announcement said sailors and motor boaters are both welcome. The club is also a viewing site for Dallas Race Week, a Lake Ray Hubbard regatta first held in 1982 and conceived by a founding member of the original Chandlers Landing Yacht & Tennis Club.
The HOA
The association is the Chandlers Landing Community Association. We did not find its website, its current dues or its deed restrictions on a public page. Communities of this age usually have several sub-associations with different dues, so the number depends on the section. The seller provides the resale certificate and the governing documents; read them for the dues, any special assessments tied to the club purchase, and the rules for docks, boats and exterior changes.
The lake
Lake Ray Hubbard is a City of Dallas water supply reservoir. The Texas Water Development Board lists it at about 22,000 surface acres, and Texas Parks and Wildlife publishes the public access points and fishing information. Because it is a water supply lake, shoreline rules come from the City of Dallas as well as from the association. Ask for both before you plan a dock or a boathouse.
Rockwall around it
Chandlers Landing is a short drive from The Harbor, the lakefront dining and entertainment district by the I-30 bridge, and from the Ridge Road retail corridor. The city's parks page lists Harry Myers Park and the Squabble Creek trail on the far side of town. Rockwall ISD serves the city; the district reported an 89 in the 2024-25 state accountability ratings. Zones are drawn by street, so confirm the campuses for a specific address with the district.
What to check before you buy here
Homes here span five decades of construction, so the inspection matters more than in a newer subdivision: roofs, foundations on lake-side slopes, and older electrical and plumbing. Check whether a lot is waterfront, water view or interior, because the three are priced very differently. And read the association documents for what the club purchase did to dues. We sell in Rockwall and can pull the sold history for Chandlers Landing by street before you make an offer. The figures at the top of this page are our own listings here, not the whole market.
