About this rate
- What rate is this?
- It is the average from Freddie Mac's Primary Mortgage Market Survey (PMMS) for a 30-year fixed-rate conventional loan. Freddie Mac publishes it weekly and bases it on conventional, conforming home purchase loans for borrowers who put 20% down and have excellent credit. It is a national average, not a Texas rate.
- Is this the rate I will be offered?
- Not necessarily. The rate a lender offers you depends on your credit, your down payment, the loan type, any points you pay and the lender itself. The average is a way to compare one week with another.
- How much does 0.25 point change a monthly payment?
- On a $400,000 30-year loan, principal and interest come to about $2,726 a month at 7.24% and about $2,794 at 7.49%, a difference of about $68. Property taxes, homeowners insurance and mortgage insurance are not included.
- When is it updated?
- Freddie Mac publishes the survey on Thursdays at noon Eastern time, a day early in some holiday weeks. This page updates Thursday afternoon and again on Friday.
