What The Harbor and Lakeside area is like
The Harbor is the lakefront district on the Rockwall side of the I-30 bridge over Lake Ray Hubbard. It is not a subdivision in the usual sense. It is a mixed-use area of restaurants, a hotel, an amphitheater, a public marina, a residential tower, apartments and the homes on the hill behind them, most of it reached from Summer Lee Drive and Horizon Road. Our own office is here, at 2095 Summer Lee Drive, Suite 202, so this is the part of Rockwall we see every day.
The Harbor itself
When PegasusAblon bought The Harbor in January 2017, Blue Ribbon News described the purchase as a 130,000 square foot dining and retail lakefront park property on Lake Ray Hubbard, visible from the I-30 bridge. The same report listed a public waterfront amphitheater that hosts Rockwall's summer concert series, fountains, a public tie-up boat marina, and the Hilton hotel next door. The city's events calendar lists Concert by the Lake, the free Thursday shows at The Harbor, among its recurring events.
Living above the lake
Two residential projects define the housing here. Trend Tower, a seven-story building of about 100,000 square feet, was announced in 2014 as phase one of Harbor Heights, a $250 million commercial and residential project by developers Russell Phillips, Joey Howell and Dan Bobst, according to Blue Ribbon News. Harbor Urban Center is a 228-unit, four-story apartment community on a 2.14 acre site at the southeast corner of Summer Lee Drive and Horizon Road, south of I-30; the architect's release put construction from December 2017 to October 2019. Behind them, on the slope up from the water, are the single-family streets and townhomes that make up the rest of what people call Lakeside.
What a buyer should know
Condominium and townhome ownership here comes with a building or community association, and each one has its own dues, reserves and rules. Ask for the association's budget and reserve study, not just the dues figure. If a unit faces the lake, ask what is planned on the parcels between it and the water: the city has an active planning case history for the Harbor Heights and Harbor Residence planned developments, and the view you buy is only as fixed as the zoning around it.
Lake Ray Hubbard is a City of Dallas water supply reservoir of about 22,000 surface acres, per the Texas Water Development Board. The public marina at The Harbor is for tie-ups, not long-term slips; for a slip, the nearest marinas are elsewhere on the Rockwall shore. Texas Parks and Wildlife lists the public launch points.
Rockwall around it
The Harbor is at the west edge of Rockwall, closest of any Rockwall address to Dallas by way of I-30. The city's history page dates Rockwall to the 1850s and the county to 1873; the historic downtown square and its Saturday farmers market are a few minutes east. Rockwall ISD serves the city and reported an 89 in the 2024-25 state accountability ratings. Attendance zones are drawn by street, so confirm the campuses for a specific address with the district.
How we can help
Because our office is in this district we show here often and know which buildings have had assessments, which units get the sunset and which get the bridge noise. The figures at the top of this page are our own listings in the area, not the whole market. For county-wide numbers see the monthly Rockwall market report, and if you own here and want to know what your unit would sell for, ask for a home value and we will pull the building's sold history.
