What Stoneleigh is like
Stoneleigh is a large-lot neighborhood on the east side of Heath, built in phases since the 2000s. Most of what is written about it online comes from listing sites, which we do not treat as sources. What follows is what the City of Heath's own records say, plus what the city and the school district say about the area around it. Where we could not find a fact on a public page we have left it out.
Phases and lot size
A June 2013 Dallas Morning News feature, republished by the City of Heath, said Stoneleigh had rolled out a fifth phase and placed the neighborhood in east Heath. The same article quoted the city's goal for new subdivisions as one home per acre, which is the number that explains Heath's character more than any other.
In January 2021 the city posted notice of zoning case ZA-2021-01 for a sixth phase: 43.812 acres on McDonald Road, about 1,680 feet south of W FM 550, to be rezoned from Agriculture to a planned development for single-family use with a minimum lot of one acre net of floodplain, water and street rights-of-way. The notice is a request, not an approval; the city's page says the entry may be out of date and does not record the outcome. If you are looking at a lot in a newer section, ask for the recorded plat and the planned development ordinance for that phase.
The HOA
The Texas HOA registry holds a 2021 management certificate for Stoneleigh Homeowners Association, Inc., covering the City of Heath phases and naming a management company. The certificate is a scanned document, so we cite the registry for the association's name only. Dues, what they cover and the deed restrictions, including any rules on outbuildings, fences and livestock on acre lots, come with the resale certificate the seller provides.
Schools
Heath is in Rockwall ISD, which reported an 89 in the 2024-25 state accountability ratings. The district's 2023-24 zone text assigns Heath residents south of I-30 to Rockwall-Heath High School and describes the elementary zones by street and creek line rather than by subdivision name. Maurine Cain Middle School serves the area. Confirm the elementary campus for a specific address with the district.
Heath around it
Heath was incorporated in 1959, and Lake Ray Hubbard, which forms the city's western edge, was created in 1969, according to the city's history page. The city's parks page lists Terry Park with a free two-lane boat ramp, Towne Center Park with an event lawn and splash fountain, The Reserve nature trails of more than 70 acres and the Heath Paw Grounds dog park. Buffalo Creek Golf Club, a public course, is on the other side of town. The city hosts Christmas in Heath and an Independence Day parade, and it is a Scenic City certified community.
What to check before you buy here
Large-lot living has its own checklist. Ask whether the home is on city water and sewer or a septic system and well, and get the septic inspected if so. Ask about floodplain, because the phase six notice measures lot size net of floodplain, which tells you some of the land here is in it. Read the deed restrictions for what the lot can be used for. If a home was custom built, ask for the plans and the builder's name; the inspection matters more when no two houses are alike.
We sell in Heath and can pull the sold history for Stoneleigh by phase and lot size before you make an offer. The figures at the top of this page are our own listings here, not the whole market; for county-wide numbers see the monthly Heath market report.
