What Heath Golf and Yacht Club is like
Heath Golf and Yacht Club is the largest master-planned community in Heath and the only one built around both a golf course and the lake. The club's site describes it as a 787-acre lakefront community on Lake Ray Hubbard with about 1,200 homes, on the south side of the city, about 20 miles east of downtown Dallas. The clubhouse is at 1500 Clubhouse Drive.
The course and the club
The course broke ground on January 22, 2018, according to Blue Ribbon News, with a summer 2019 opening planned. It is an 18-hole championship course designed by Roy Bechtol, par 72 at 7,169 yards on more than 200 acres. The club's site describes it as private, for members and their guests. The clubhouse is 14,000 square feet, per the club. Rob Whittle of Whittle Development is the developer, per the Rockwall Herald-Banner's report on the groundbreaking.
The club's site lists the other amenities: a pool, tennis courts, a fitness center, sand volleyball, and several miles of paved walking and jogging trails that link the clubhouse, the lakefront and the elementary school. On the water, the club describes a small number of guest boat slips for day use, with no overnight parking; it does not describe a marina. If keeping a boat on the lake matters to you, plan on a slip at one of the Rockwall or Heath marinas and treat the club slips as a convenience.
The school inside the neighborhood
Linda Lyon Elementary, a Rockwall ISD campus, is at 1400 Trophy Drive inside the community and opened in fall 2017, according to Blue Ribbon News. The club's site lists Maurine Cain Middle School and Rockwall-Heath High School for the older grades, and the district's zone text assigns Heath streets that intersect Smirl Drive, and the south end of the district, to Linda Lyon. The district reported an 89 in the 2024-25 state accountability ratings. Confirm the zone for a specific address with the district, since the community is still being built out.
Builders and lots
The club's site lists Beazer Homes, Castlerock Communities, Direct Residential Communities, Grand Homes, K. Hovnanian Homes, Partners In Building, Stonefield Homes and The Golf Villas as builders, with custom lots available through Whittle Johnson Custom Homes. That mix means the community has attached villas, production homes and custom estates in different sections, and prices vary with the section as much as with the view. City of Heath records name phases 1A, 1B and 1C, with streets including Berry Court, Zurek Lane and Gentle Breeze Court, and the community is governed by Heath Planned Development Ordinance 120515A.
The HOA and the club membership
A master-planned community of this size has a homeowners association with mandatory dues, and the golf club has its own membership. We did not find the association's dues or the club's membership prices on a public page, so get both in writing: the HOA resale certificate from the seller, and the current membership schedule from the club. Ask specifically whether any club membership is bundled with the home and whether it transfers.
Heath around it
Heath was incorporated in 1959, and Lake Ray Hubbard, which the community fronts, was created in 1969, per the city's history page. The city's parks page lists Terry Park with a free boat ramp, The Reserve nature trails and Towne Center Park, and the city hosts Rush Creek Yacht Club, which has run racing and junior sailing since 1969.
What to check before you buy here
Ask which phase the home is in and whether construction is finished nearby. Read the planned development ordinance for the lot, since it sets what can be built. Confirm the acreage figures with the club, because its own pages give both 787 and 800 acres. We sell in Heath and can pull the sold history for the community by section and builder before you make an offer. The figures at the top of this page are our own listings here, not the whole market; for county-wide numbers see the monthly Heath market report.
