What Heath Crossing is like
Heath Crossing is a single-family subdivision in south Heath, ZIP 75032, in Rockwall County. It sits on the Edward Teal Survey, Abstract 207, between FM 740 (Laurence Drive), where its main entry on Heathland Crossing begins, and Buffalo Creek to the east. The most useful number: the City of Heath zoned it as the Heath Crossing Planned Development, 295.18 acres, and the concept plan adopted with Ordinance 111220B in 2011 shows 301 residential lots, with about 69 acres of the tract in floodplain.
Who built here
The developer is TR Heath Partners, Ltd., of Richardson, which recorded the master declaration for Heath Crossing on December 14, 2005. The PD was created by Ordinance 030904C and amended by Ordinance 111220B. The 2011 concept plan sets five lot types: 38 townhome lots of at least 6,000 square feet, then single-family lots of at least 12,000, 15,000, 22,000 and 40,000 square feet, with minimum home sizes from 1,750 to 3,000 square feet. In March 2013 the mayor wrote that plats for more phases were being finalized. In 2014 TR Heath Partners asked the city to revise the plan to 318 lots and add an 11-acre Rockwall ISD school site; at that point 86.84 acres and 90 lots were complete. We did not find whether that revision was adopted, and city notices through 2022 still cite Ordinance 111220B. City records name lots in Phase One (Mallard Crossing), Phases 1C and 1D (Avalon Drive), Phase 2B (Shadow Wood Lane), Phases 2B and 3A (Chatham Hill Court), Phase 3B (Keystone Bend) and Phases 4A and 4B (Sawgrass Drive). Homes here are custom builds: a 2015 city notice names Homes by Bowen on Mallard Crossing, a 2024 sponsored article features an MLD Homes spec home on Sawgrass Drive in the section marketed as The Fairways of Heath Crossing, and a 2026 listing credits Rick Shipley with a 2023 home on Sawgrass Drive.
Schools
Heath Crossing is in Rockwall ISD. On the district's attendance zone map effective for 2026-2027, the Heath Crossing streets labelled on the map, such as Avalon Drive, Shadow Wood Lane and Keystone Bend, fall in the Amy Parks-Heath Elementary zone (330 Laurence Drive), inside the Maurine Cain Middle School boundary (6620 FM 3097). Rockwall-Heath High School is at 801 Laurence Drive; current listings here show the same three campuses. Zones are drawn by street and change, so confirm a specific address with the district through its attendance zone inquiry form.
The HOA
The association is Heath Crossing Homeowners Association, a Texas nonprofit corporation. Its management certificate, recorded in Rockwall County in November 2018, cites the 2005 master declaration and a first amendment recorded September 21, 2015, and named Legacy Southwest Property Management as managing agent at that time. We did not find the dues or the current manager on a public page; they come with the resale certificate.
Where it sits
The 2011 concept plan shows Buffalo Creek Country Club Estates Phase Two lots along Heath Crossing's north edge, across a Buffalo Creek tributary. That is the golf course neighborhood on our Buffalo Creek page; the two are separate subdivisions with separate plats, and Heath Crossing's recorded HOA documents name only Heath Crossing. White Road runs along the west side, and in 2022 the city reported that the Heath Crossing developer donated and built the White Road Trail and trailhead. The plan sets aside about 122 acres, 41 percent of the tract, as open space.
What to check before you buy here
Homes went up phase by phase (city notices cover new homes from 2015 to 2022), so check roof age, HVAC and foundation reports, and ask about builder warranties on the newest Sawgrass Drive homes. The PD requires an 8:12 roof pitch, and lower pitches have needed a conditional use permit, which matters for additions and reroofs. Lot rules differ by lot type, so read the plat and deed restrictions for the lot. With about 69 acres of floodplain along Buffalo Creek and its tributaries, check the FEMA flood map and an elevation certificate for lots near the creek and ask about drainage easements. Phase 5 (townhome lots on the 2011 plan) and any lots still unbuilt may bring construction nearby. A separate 158.6-acre tract at the northeast corner of FM 740 and Heathland Crossing, next to White Road, went to the City Council in 2024 for PD zoning with SF-43 single-family uses; it is not part of Heath Crossing. We found no PID or MUD in the city documents we read; confirm the taxing units on the tax certificate and title commitment.
