What Buffalo Creek is like
Buffalo Creek is the golf course neighborhood of Heath. The homes are platted as Buffalo Creek Country Club Estates, in phases, around a course that opened in 1992 and has been the center of the community since. A separate townhouse section, Buffalo Creek Tennis Village, sits beside it. The club's address is 624 Country Club Drive, and the club's own site puts it about 30 minutes east of downtown Dallas on the shores of Lake Ray Hubbard.
The course
Buffalo Creek Golf Club was designed by Jay Morrish and Tom Weiskopf and opened in 1992, according to the Rockwall Herald-Banner. The course is par 71 and 7,078 yards, with Champion Dwarf Bermuda greens, per the club's site. It is a public, daily-fee club: the club sells member tee times and public tee times, and runs a memberships and passes program, so living in Buffalo Creek does not require a club membership and playing the course does not require living here.
The club changed hands in January 2026. The Herald-Banner reported its sale to Legacy Golf Properties LLC of Kerrville, with Troon, the golf management company, advising, and said the club remains open to the public. Blue Ribbon News, reporting the Troon partnership the same month, listed the practice range, putting greens, Betty's Grille and an event pavilion for up to 120 guests. A sale and a new management partner usually mean changes to rates and programs, so ask the club what is current.
The sections
City of Heath records show how the neighborhood is laid out. A Board of Adjustment notice describes a lot in Buffalo Creek Country Club Estates Phase 9 Addition, zoned SF-15, one of the city's single-family districts. Another notice describes a lot in Buffalo Creek Tennis Village, zoned Townhouse Residential. So the neighborhood has two kinds of homes: single-family houses in the Country Club Estates phases, and attached townhomes in Tennis Village. Streets named in city notices include Signature Court, Center Court and Grant Court, in addition to Country Club Drive.
The HOA
There is a homeowners association for the residential sections, separate from the golf club. We did not find its name, dues or deed restrictions on a public page, so those come with the resale certificate the seller provides. Ask whether the HOA has any arrangement with the club, and what the club's own membership costs, because the two are separate bills.
Schools
Heath is in Rockwall ISD. The district's attendance zone text for 2023-24 assigns Heath residents south of I-30 to Rockwall-Heath High School and describes the elementary zones by street and creek line: residents west of Buffalo Creek, the creek, south to FM 550 go to Amy Parks-Heath Elementary, and streets intersecting Smirl Drive go to Linda Lyon Elementary. Because the neighborhood straddles those lines, confirm the elementary campus for a specific address with the district. Maurine Cain Middle School serves the area. Rockwall ISD reported an 89 in the 2024-25 state accountability ratings.
Heath around it
Heath was incorporated in 1959 and Lake Ray Hubbard was created in 1969, per the city's history page. The city's parks page lists Terry Park, with a free two-lane boat ramp on the lake, Towne Center Park and The Reserve nature trails, and the city hosts Rush Creek Yacht Club, which has run racing and junior sailing since 1969. Heath is a Scenic City certified community, and a 2013 Dallas Morning News feature republished by the city quoted its goal for new subdivisions as one home per acre.
What to check before you buy here
Ask which phase the home is in and pull the plat, since phase determines the restrictions and lot minimum. On a fairway lot, check the easement and who maintains the boundary. Have the inspector look hard at 1990s roofs, HVAC and foundations. We sell in Heath and can pull the sold history for Buffalo Creek by phase before you make an offer. The figures at the top of this page are our own listings here, not the whole market; for county-wide numbers see the monthly Heath market report.
