What Rush Creek Yacht Club area is like
The Rush Creek Yacht Club area is the short run of Rush Creek Drive in Heath, ZIP 75032, on the southeast shore of Lake Ray Hubbard in Rockwall County. It is not one master-planned subdivision: on the Rockwall Appraisal District roll, the street holds the club's own 10.757-acre parcel at 320 Rush Creek Drive, a condominium complex recorded as "Rush Creek" at 300 Rush Creek Drive, the three phases of Anchor Bay, and a few acreage lots. The club, a sailing club with an 82-slip harbor founded in 1969, is a different place from Heath Golf and Yacht Club, the 787-acre golf community about a mile to the southeast, whose site lists only guest boat slips for day use.
Who built here
The club came first: it was founded in 1969 as a Texas non-profit, and the Texas Water Development Board dates the start of Lake Ray Hubbard's impoundment to December 1, 1968. Beside it, the appraisal roll lists condominium units at 300 Rush Creek Drive in four buildings, A through D, with units numbered 1 to 8, and MLS listings for units there give a 1972 build year. East along the street, Anchor Bay was platted in three phases: Phase One on Michael, Thomas and Gordon Circles, and Phases Two and Three on Rush Creek Drive and Emerald Cove. An Anchor Bay Phase Two home on a one-acre lot was built in 1991, per its 2025 MLS listing. Other homes sit on single-lot additions (Benefield, Pitman and Dicus, 2.5 to 5.03 acres) or unplatted survey tracts. We did not find the Anchor Bay plat dates on a public page.
In May 2023 the City of Heath gave notice of Case ZA-2023-02, a request to rezone the club grounds, part of about 13.78 acres, from Townhouse Residential to a Planned Development District for agricultural and private recreation uses, leaving out 1.88 acres developed as townhomes. The club said it wants to keep the site a sailing venue. We did not find the final vote on a public page.
Schools
The area is in Rockwall ISD. A 2025 MLS listing for an Anchor Bay Phase Two home on Rush Creek Drive listed Amy Parks-Heath Elementary, Cain Middle School and Heath High School as its campuses. Zones are drawn by street and change, so confirm a specific address with the district.
The HOA
There is no single association. The 2025 Anchor Bay listing recorded no HOA. Listings for the Rush Creek condominiums show a mandatory association whose fee covers grounds and structure maintenance, management, sewer, trash and water, and one listing states that owners there are required to be members of Rush Creek Yacht Club. The club itself takes applications directly, offers eight membership levels and states no residency requirement on its site. We did not find association names or dues on a primary page; they come with the resale certificate.
Where it sits
The city's September 2024 newsletter lists a Hubbard Drive project phase running from Rush Creek to Michael, assigned to the Heath Golf and Yacht Club developer. For members, the club lists 82 wet slips, 160 dry storage spaces, two hoists, a double boat ramp, a restaurant and a pool. The nearest public lake access is the city's Terry Park at 599 Terry Lane, about a mile to the northwest, with a two-lane boat ramp and two courtesy docks.
What to check before you buy here
Lake Ray Hubbard is owned by the City of Dallas. Under the interlocal agreement cited on Heath's lake structure permit, any dock or other structure on the lake or the surrounding Dallas property needs the concurrence of both Dallas Water Utilities and the City of Heath, and permitted structures pass to the buyer when the private lot sells. Ask for the permit for any existing dock or boat house; a listing's "potential for a private boat dock" is not a permit. Normal pool is 435.5 feet above sea level, and the permit form warns the level can run several feet lower in summer. On FEMA's flood map, the street addresses we checked in November 2026 sit in Zone X, and Zone AE begins at the shoreline, so a lakefront lot can fall in both; check the exact lot. Buildings here date from the 1970s on, so plan inspections to match. Treat club membership as separate from the house unless the condominium documents say otherwise.
We sell in Heath and can pull the sold history for the Rush Creek Yacht Club area, split between the condominiums, Anchor Bay and the acreage lots, before you make an offer. The figures at the top of this page are Realtor.com's for Heath as a whole, not this neighborhood alone.
