What Verandah is like
Verandah is the largest master-planned community in Royse City. Centurion American, the developer, describes it as an 850-acre community in Royse City, Texas, and the Royse City Community Development Corporation lists 2,300 lots planned, with the first phase nearing build-out at 384 homes when its page was written. It sits north of Interstate 30 at FM 2642, per the CDC, with an address of 3004 Lakewood Lane.
What is in it
The developer's page lists two amenity centers, two pools, a water play park, playgrounds, walking and biking paths, picnic areas, soccer fields, basketball half-courts and ball fields. The CDC's housing page lists a community pool, clubhouse, playground and pond. The developer also lists what is nearby: Stone River Golf Club, Lake Ray Hubbard and The Harbor in Rockwall.
The school inside the neighborhood
Ruth Cherry Elementary, a Royse City ISD campus, is at 1450 Verandah Boulevard inside the community. Blue Ribbon News reported its dedication in 2022, and the developer's page notes the school is within Verandah. Royse City ISD's high school is Royse City High School at 700 S. FM 2642. Confirm the middle school and the current zone for a specific address with the district, since Royse City ISD has been opening campuses as it grows.
Builders and ages
Centurion American lists Beazer, D.R. Horton, Lennar and M/I Homes as builders; Megatel Homes also lists a Verandah community in Royse City with homes from 1,886 to 2,700 square feet. The Royse City Herald-Banner reported that Centurion American reached its agreement with city officials in March 2007, so the oldest homes here date to the late 2000s and the newest are still being built. Year built and builder decide the warranty and the inspection list.
The HOA and the MUD
Two bills matter here beyond the mortgage. The homeowners association is mandatory; the Herald-Banner reported in 2019 that Essex Association Management of Carrollton managed it, and quoted annual dues that had risen from about $360 to $518 between 2014 and 2019. Those figures are dated, so take the current number from the resale certificate. Second, the Herald-Banner reported that Verandah sits in a municipal utility district with its own tax, with city water and sewer and city fire and police under a special agreement. A MUD tax adds to the property tax rate and pays off the district's bonds over time; ask for the current total rate for the lot, not just the city and school rates. The same article noted that Verandah is in the Hunt County part of Royse City.
Royse City around it
Royse City has been a Texas Main Street city since 2007, per the city's Main Street page, with Music on Main Street concerts in spring and fall and a farmers market on the second and fourth Saturdays from April to September. The city's parks page lists City Lake Park with a fishing pier and splash park and the baseball, softball and soccer complexes. The Zaner Robison Historical Museum downtown is free. TxDOT's I-30 project is the one to watch for the commute to Rockwall and Dallas.
What to check before you buy here
Get the total tax rate including the MUD and ask how much of the district's debt remains. Read the resale certificate for the HOA dues and any assessments. Ask which amenity center serves the street. Confirm the campus with Royse City ISD. Ask the year built and the builder, and get the warranty paperwork.
We sell in Royse City and can pull the sold history for Verandah by phase and builder before you make an offer. The figures at the top of this page are our own listings here, not the whole market; for county-wide numbers see the monthly Royse City market report.
