What Creekshaw is like
Creekshaw is a master-planned community on the east side of Royse City, ZIP 75189, in the Rockwall County part of the city. The Dallas Builders Association places it on the north side of FM 35, reached from Interstate 30 at Exit 778 (Epps Road/FM 35). The single most useful number: a City of Royse City bond offering dated April 23, 2024 lists Creekshaw at 755 units, developed by Wynne/Jackson, started in January 2021 with completion expected in June 2027.
Who built here
The Dallas Builders Association named Highland Homes, K. Hovnanian Homes and David Weekley Homes as the original builders and said Creekshaw would have more than 750 homes at completion. The 2024 bond offering listed 499 of the 755 units as remaining at that time, with prices of $320,000 to $497,000.
In November 2026, David Weekley Homes sells two sections. Creekshaw Gardens is on 40-foot homesites, with nine plans from 1,543 to 2,633 square feet, listed from $299,990 on the builder's site. Creekshaw Classic is on 50-foot homesites, with plans from 2,052 to 3,266 square feet, listed from $349,990. Highland Homes, with a sales office at 1215 Harrison Hollow Lane, shows 11 plans from 1,582 to 2,795 square feet, starting at $326,990 on its site in November 2026. Impression Homes builds single-family homes and townhouses on Roll Cast Drive, listed from $219,999 on Jome in November 2026. We could not confirm on K. Hovnanian's own site whether it still has homes for sale here. Jome lists the community at 182 acres; we did not find the acreage on a developer or city page.
Schools
Creekshaw is in Royse City ISD. The David Weekley Homes and Highland Homes community pages name W.R. (Bill) Fort Elementary, which David Weekley lists at 2801 FM 35, along with Ouida Baley Middle School and Royse City High School. Zones are drawn by street and change as the district grows, so confirm a specific address with Royse City ISD before you rely on it.
The HOA
The association is Creekshaw Owners Association, Inc. Texas Ally lists it as registered with the Texas Real Estate Commission, with a management certificate filed in September 2025, managed by Legacy Southwest PM and with a $375 resale certificate fee. David Weekley Homes lists dues of $600 a year, and Jome lists $300 or more semi-annually. Confirm the current assessment and any transfer fees with the management company; the governing documents come with the resale certificate.
Where it sits
Highland Homes routes drivers from Interstate 30 East to FM 2642, then FM 35, Creekshaw Road and Harrison Hollow Lane. The Dallas Builders Association describes the drive to downtown Dallas on Interstate 30 as about 30 minutes. David Weekley Homes lists an amenity center with a swimming pool, event pavilion and landscaped open space, hike and bike trails, pocket parks and a planned sports complex. The Dallas Builders Association adds a catch-and-release fishing pond and says a Royse City soccer complex is within walking distance.
What to check before you buy here
Know which section and builder you are buying from. Lot widths differ between David Weekley's 40-foot Gardens and 50-foot Classic sections, and Impression Homes offers townhouses as well as detached homes. Ask each builder for its written warranty and the phase and completion date of the lot, since the 2024 bond offering projected building through June 2027.
We did not find a public improvement district (PID) or municipal utility district (MUD) tied to Creekshaw on any public page we checked, but several newer Royse City communities carry one. David Weekley Homes lists a tax rate of 2.09 percent. Ask the builder for the full breakdown of that rate and check the property's record with the Rockwall Central Appraisal District before you write an offer. For resales, read the HOA resale certificate and confirm the original builder warranty dates.
We sell in Royse City and can pull the sold history for Creekshaw, including resales by section and builder, before you make an offer. The figures at the top of this page are Realtor.com's for Royse City as a whole, not this neighborhood alone.
