What Creekside is like
Creekside is a master-planned community by Hines in Royse City, ZIP 75189, on the north side of State Highway 66 northwest of its intersection with FM 2642 and southwest of County Roads 677 and 678. It sits in the Collin County part of Royse City, in the John Davis Survey. The City of Royse City's 2024 amended service and assessment plan for the Creekside Public Improvement District covers about 287.28 acres and anticipates about 1,123 single-family lots at build-out. Hines's own project page gives the same 287 acres but lists 525 total lots.
Who built here
The landowner named in the city's PID documents is HT Hwy 66 Development LP. The city created the district in June 2020, and the community has been built in improvement areas. Improvement Area #1, about 79.68 acres, holds 389 lots in Phases 1A and 1B, whose final plats were recorded in May 2021 and May 2022. Improvement Area #2-B, about 53.87 acres, holds 221 lots in Phase 2B, platted in September 2024. Improvement Area #2-A, about 46 acres and about 140 lots, had no final plat as of August 2026, and the city's planning commission extended the preliminary plats for Phases 4 and 5 in April 2026. Lots come in three widths. Improvement Area #1 has 192 lots at 40 feet, 180 at 50 feet and 16 at 60 feet; Phase 2B has 108 at 40 feet, 87 at 50 feet and 26 at 60 feet.
Hines lists Gehan Homes, Trophy Signature Homes and Highland Homes as builders. In November 2026 Lennar listed four move-in-ready Cottage Collection homes at $259,999 to $292,999 on its site, UnionMain Homes listed plans from $299,990 to $395,490 on homesites mostly about 40 feet wide, and RockWell Homes was listed from $304,900 on Jome. RockWell's listings include Fikes Avenue, a Phase 2B street the city renamed in May 2026.
Schools
Creekside is in Royse City ISD. The district said in November 2024 that its eighth elementary campus, Sara Moss Elementary, is located in the Creekside development on SH 66 and would open in August 2025, and Blue Ribbon News reported its dedication in September 2025. State construction records give its address as 2325 Three Rivers Road. Lennar lists Ouida Baley Middle School and Royse City High School as the campuses zoned for Creekside. UnionMain lists Sara Moss Elementary, while some listings still name Davis or Ruth Cherry Elementary, so builder and listing pages do not agree. Zones are drawn by street and change over time, so confirm a specific address with Royse City ISD.
The HOA
The association is Creekside Master Association, managed by Vision Communities Management II, LLC, per a management certificate filed in Collin County in September 2026. The certificate lists a $340 resale certificate fee, a $350 working capital contribution and a $400 initiation fee, among other transfer fees. UnionMain lists assessments of $572 a year in November 2026. Current dues and documents come with the resale certificate.
Where it sits
The community fronts State Highway 66, with FM 2642 to the east connecting south to Interstate 30. Hines lists a resort-style pool with a splash pad and cabanas, a playground and a dog park among the amenities, and Lennar's page adds a pond and walking trails.
What to check before you buy here
Creekside is inside the Creekside Public Improvement District, and each lot carries an assessment on top of property taxes. Under the 2026 annual update adopted in August 2026, a 40-foot lot in Phases 1A and 1B carries an outstanding assessment of $15,527.10 with an annual installment of $1,169.28 due January 31, 2027; a 50-foot lot $18,690.02 and $1,407.47; a 60-foot lot $20,702.79 and $1,559.05. In Phase 2B the figures are $18,411.09 and $1,523.57 (40 feet), $19,053.65 and $1,576.74 (50 feet), and $20,959.02 and $1,734.42 (60 feet). Installments change each year. Ask for the PID buyer disclosure and the payoff for the specific lot. UnionMain lists an estimated total tax rate of about 2.07 percent and tells buyers to confirm any special assessment for the homesite. Later phases had not been assessed as of August 2026, so check the status of any lot in Phase 2A or beyond. On newer homes, confirm the builder's warranty terms and which ones transfer to you.
