What Woodcreek is like
Woodcreek is the neighborhood that turned Fate from a small town into a suburb. The City of Fate's own parks page calls it the city-planned neighborhood begun in 2005, and it is still growing. Candy's Dirt, the Dallas real estate news site, reported that SouthStar Communities of New Braunfels developed it, that the community will house more than 4,000 homes at build-out, and that about 1,500 homes stood when the site profiled it. By any measure it is the largest neighborhood in Fate.
What is in it
Woodcreek has two amenity centers, per Candy's Dirt, with a junior Olympic size pool and splash park overlooking the community's lake. A builder page for the community lists a clubhouse, a fitness center, sports fields, a dog park and nature trails, and notes an on-site elementary school. Candy's Dirt's earlier Fate profile listed the pool, dog park, walking trails, fitness center and playground. Because the community is built in sections over two decades, the amenity you are closest to depends on the section; ask which center serves a given street.
Who built here
Candy's Dirt names Beazer Homes, Bloomfield Homes, D.R. Horton, Lennar, Meritage Homes and Pulte Homes among the builders. First Texas Homes has a sales location at 421 Curtiss Drive. In 2012 Hillwood Communities announced it had bought 62 acres inside Woodcreek, enough for 216 lots, from developer Jim Baker, and described Woodcreek as located near Interstate 30. So a Woodcreek home can be a 2006 house or a 2026 one, from any of a dozen builders. The age and the builder matter for the inspection and the warranty.
The HOA
Woodcreek has a mandatory homeowners association. A First Texas Homes page for the community listed HOA dues of $720 a year. Dues can differ by section and change by year, so treat that as a reference point and read the resale certificate for the lot you are buying. We did not find the association's own site or its deed restrictions on a public page.
Schools
Fate is split between Rockwall ISD and Royse City ISD. A builder page for Woodcreek lists Rockwall ISD and names Billie Stevenson Elementary, Herman E. Utley Middle School and Rockwall High School, with the elementary about 1.3 miles from the sales office. The builder page is not the district, and Candy's Dirt placed at least one Woodcreek address in Royse City ISD. So the district can differ by street inside the community. Confirm the district and the campus for a specific address with Rockwall ISD or Royse City ISD before you buy. Rockwall ISD reported an 89 in the 2024-25 state accountability ratings.
Fate around it
The City of Fate's history pages describe a railroad town that stayed small for a century before the growth of the 2000s. The city's parks page lists Robert Smith Family Park with a splash pad, fitness court and disc golf, Fate Station Park downtown, Joe Burger Park with pickleball and tennis, and Fate Colonial Park. The city's September festival, Celebrate Fate, has a concert and fireworks. Fate sits between Interstate 30 and State Highway 66, and TxDOT's I-30 expansion through Rockwall County is the project to watch for the commute. A builder page puts Lake Ray Hubbard minutes away.
What to check before you buy here
Ask the year built and the builder, then ask for the warranty paperwork. Ask which amenity center and pool serve the street. Confirm the school district by address, not by neighborhood name. Check the property tax rate for the section, since newer phases can carry different taxing arrangements. And drive the route to I-30 at the hour you would commute.
We sell in Fate and can pull the sold history for Woodcreek by section and builder before you make an offer. The figures at the top of this page are our own listings here, not the whole market; for county-wide numbers see the monthly Fate market report.
