What Williamsburg is like
Williamsburg is a master-planned neighborhood on the east side of Fate, ZIP 75189, with its own elementary school and its own city park. Scarborough Lane Development, which served as development manager and owner's representative for the project, describes it as approximately 1,450 lots at build-out on 342 acres. That makes it the second-largest neighborhood in Fate after Woodcreek, and the one with the most complete set of public facilities inside its boundary.
The school inside the neighborhood
Lupe Garcia Elementary is a Rockwall ISD campus at 310 Williamsburg Parkway. The school's own history page says it was built in 2021, and Blue Ribbon News reported before it opened that it would sit in the Williamsburg subdivision, take the northern part of the former Shannon Elementary zone, and open in fall 2021. For a family with young children, a campus you can walk to is the single biggest practical fact about Williamsburg. Rockwall ISD reported an 89 in the 2024-25 state accountability ratings. Zones are drawn by street and change as the district grows, so confirm the middle and high school for a specific address with the district.
Amenities
Candy's Dirt, in its profile of Fate, wrote that HOA dues in Williamsburg provide access to the clubhouse with a fitness center and three community pools. The City of Fate's parks page lists Fate Colonial Park, a city park in Williamsburg with a catch-and-release pond, which is public rather than an HOA facility. The city's other parks, Robert Smith Family Park with its splash pad and Joe Burger Park with pickleball and tennis, are a short drive.
Builders and ages
Williamsburg has been built in phases by several builders over more than a decade. Candy's Dirt's example home was a 2014 house by Holiday Builders; D.R. Horton and Megatel Homes have sold here more recently. As with any phased community, the year built and the builder decide the warranty and the inspection list, so ask for both.
The HOA
Dues are mandatory and cover the clubhouse, fitness center and pools. We did not find the association's name, the dues amount or the deed restrictions on a public page, and the figures on listing sites disagree with each other, so take the number from the resale certificate for the lot you are buying. Ask whether the phase is complete and whether the developer still controls the board.
Fate around it
Fate was a railroad town for a century and grew into a suburb in the 2000s, according to the city's history pages. It is in Rockwall County, the smallest county in Texas, organized in 1873 per the county's history page. Woodcreek, the city's other large master-planned neighborhood, is on the west side of town, and the two account for most of Fate's growth since 2005. It sits between Interstate 30 and State Highway 66, and TxDOT's widening of I-30 through Rockwall County is the project that will change the commute. The city holds Celebrate Fate, a September concert with fireworks, and a Christmas tree lighting at City Hall.
What to check before you buy here
Confirm the campus for the address with Rockwall ISD even though the school is inside the neighborhood, because zone lines do not always follow subdivision lines. Ask for the resale certificate and read what the dues cover. Check the lot on the plat for drainage and easements, since the park's pond tells you water moves through this land. Drive to I-30 at your commute hour.
We sell in Fate and can pull the sold history for Williamsburg by phase and builder before you make an offer. The figures at the top of this page are our own listings here, not the whole market; for county-wide numbers see the monthly Fate market report.
