What Chamberlain Crossing is like
Chamberlain Crossing is a Lennar-built neighborhood in Fate, ZIP 75189, with a newer section sold as the Reserve at Chamberlain Crossing. It is smaller and simpler than Woodcreek or Williamsburg: one builder, a clubhouse and pool, and streets of production homes from the late 2010s onward. Because little about it is published by the city or an association, this page is short and sticks to the records we could find.
What the record shows
The community clubhouse is at 160 Chamberlain Drive. Blue Ribbon News listed it as the venue for a March 2023 community event, which is how we confirmed the address. The Texas Department of Licensing and Regulation holds a project record for an amenity center at the Reserve at Chamberlain Crossing Phase 3, described as a restroom building, swimming pool, parking and sidewalks, with an estimated cost of $550,000 and completion in March 2021. Lennar's community pages for the Reserve describe a clubhouse, a fitness center and the pool. Lennar also lists Chamberlain Crossing among its Dallas-area communities, so the production homes here are Lennar floor plans.
The HOA
The neighborhood has a mandatory homeowners association that maintains the clubhouse, pool and common areas. We did not find the association's name, its dues or its deed restrictions on a public page, and the dues figures on listing sites disagree, so take the number from the resale certificate for the lot you are buying. Ask whether the developer still controls the board and whether any phase is unfinished.
Schools
Fate is split between Rockwall ISD and Royse City ISD, and the line does not follow neighborhood names. Rockwall ISD reported an 89 in the 2024-25 state accountability ratings. Confirm the district and the campuses for a specific address with the districts before you buy; we did not find a district page that names the campus for Chamberlain Crossing.
Fate around it
Fate was a railroad town for a century before the growth of the 2000s, according to the city's history pages, and it is in Rockwall County, the smallest county in Texas, organized in 1873. Chamberlain Crossing's nearest large neighbor is Williamsburg, where Rockwall ISD built Lupe Garcia Elementary at 310 Williamsburg Parkway in 2021; the campus is a short drive, though whether it serves a Chamberlain Crossing address is a question for the district. The city's parks page lists Joe Burger Park with pickleball and tennis courts, Robert Smith Family Park with a splash pad, fitness court and disc golf, and Fate Station Park downtown. The city holds Celebrate Fate, a September concert with fireworks. Fate sits between Interstate 30 and State Highway 66; TxDOT's I-30 widening through Rockwall County is the project to watch for the commute, and Lake Ray Hubbard, a City of Dallas water supply reservoir of about 22,000 surface acres per the Texas Water Development Board, is a short drive west. Texas Parks and Wildlife lists the public boat ramps, including the free State Highway 66 ramp in Rockwall.
What to check before you buy here
Ask the year built and get the Lennar warranty paperwork, including whether the structural warranty transfers. Ask which phase the home is in and whether construction continues nearby. Read the resale certificate for the dues and the rules. Confirm the school district by address. And look at the property tax rate for the section.
We sell in Fate and can pull the sold history for Chamberlain Crossing by phase before you make an offer. The figures at the top of this page are our own listings here, not the whole market; for county-wide numbers see the monthly Fate market report.
