What Sonoma Verde is like
Sonoma Verde is a master-planned community in McLendon-Chisholm, Rockwall County, ZIP 75032, developed by Taylor-Duncan. The information center is at 1400 Via Toscana Lane, and the builder model homes sit on the same street. The developer's site describes a 550-acre development platted for 1,095 single-family lots of 7,200 to 20,000 square feet, about 6 miles south of Interstate 30 off State Highway 205. Many addresses here are written Rockwall, TX 75032, but the developer places the community inside the city of McLendon-Chisholm. The fact that matters most to a buyer: the community lies within the Sonoma Public Improvement District, so each lot carries a PID assessment on top of property taxes.
Who built here
The developer's site lists four builders: Highland Homes (model at 1118 Via Toscana Lane), Perry Homes, CastleRock Communities (1124 Via Toscana Lane) and Bloomfield Homes (1136 Via Toscana Lane). Highland Homes sells two sections, homes on 60-foot lots from the $450s and on 70-foot lots from the $570s, as listed on its site in November 2026. Perry Homes sells its Sonoma Verde 70' section from 1142 Via Toscana Lane and listed homes from the $640s, with 2,800 to 5,300 square feet and "final opportunities in Phase 5," in November 2026. Bloomfield Homes listed homes priced $402,990 to $589,882, with 1,840 to 4,226 square feet, on its site in November 2026; its page does not state lot widths. We did not confirm CastleRock's current inventory on CastleRock's own site. The developer's FAQ puts the overall price range from the $400s to the $800s and says Phases 3 and 5, completed in spring 2024, hold 248 homesites and a 2.1-acre park and amenity area.
Schools
Sonoma Verde is in Rockwall ISD, per the developer, Highland Homes and Perry Homes. The developer, Highland and Bloomfield list Shannon Elementary (3130 Fontanna Blvd., per the developer) and Rockwall-Heath High School (801 Laurence Drive). The sources differ on the middle school: the developer's school page and Perry Homes list Cain Middle School, while Highland Homes and Bloomfield Homes list Ursula Rakow Middle School, which Rockwall ISD says opened in August 2025 at 4700 Gettysburg Blvd. Zones are drawn by street and change as the district grows, so confirm the campuses for a specific address with Rockwall ISD.
The HOA
The developer's FAQ says Sonoma Verde has a professionally managed homeowners association managed by CCMC, with dues of $71 a month covering the community amenities and common areas. Bloomfield Homes also lists CCMC as the HOA contact. We did not find the association's legal name on a public page; it comes with the resale certificate. The developer lists a pool with lap lanes and pavilion, a clubhouse, a pond, tennis, basketball and sand volleyball courts, a playground, soccer and baseball fields, trails and more than 30 acres of open space.
Where it sits
Highland Homes' directions run east on I-30 to State Highway 205, then about 6 miles south to the community entrance. The developer's FAQ lists water from RCH Water Supply, sewer from the City of McLendon-Chisholm, electricity from Farmer's Cooperative (as the developer names it) and gas from Atmos. Its location page points to Lake Ray Hubbard and The Harbor in Rockwall for recreation nearby. A separate development, Sonoma Verde North, is planned next door: the city's July 2026 service and assessment plan describes a 314.7-acre district of about 690 lots by Pulte Homes of Texas, off Edwards Road near League Road, with Benedetto Way extended from the existing Sonoma Verde to a realigned Edwards Road and a sewer main run through the existing community to the Sonoma Verde lift station.
What to check before you buy here
Start with the PID. The developer says the Sonoma PID assessment is a flat amount paid in installments on a 30-year schedule that began in 2019, can be prepaid without penalty, and works out to roughly $0.77 per $100 of value, for a combined rate of about $2.14 as of 2025. Bloomfield's page quotes a tax rate of 1.49, well below the developer's combined figure, so ask for the specific lot's remaining PID balance and annual installment and confirm current rates with the Rockwall Central Appraisal District. Sonoma Verde North has its own, separate PID created in April 2025. On new construction, ask which phase the lot is in, its width, what is still to be built nearby, including the Benedetto Way extension, and get the builder's warranty terms in writing.
