What Heritage is like
Heritage is a subdivision of one-acre home sites in McLendon-Chisholm, Rockwall County, ZIP 75032, inside the city limits. The city's zoning ordinance for it, Ordinance No. 2021-05, adopted March 23, 2021, rezoned 164.591 acres at the southwest corner of Pullen Road and Sinks Road from agriculture to a planned development that allows 134 single-family lots of at least one acre, plus three common area lots. The ordinance calls it the Heritage Subdivision, and the recorded plats and the homeowners association use the same name, in three phases.
Who built here
The zoning ordinance sets the lot standards: at least one acre, at least 120 feet wide and 215 feet deep, homes of at least 2,300 square feet, a 50-foot front setback, 10-foot side and 20-foot rear setbacks, 20 percent lot coverage and a 36-foot height limit. The association's 2023 management certificate gives the plat names as Heritage Phase 1, Phase 2 and Phase 3, recorded in Rockwall County under instrument numbers 20230000007964 and 20230000007966. Two builders sell here. Kindred Homes lists homes of 3,025 to 4,151 square feet with 4 to 5 bedrooms and 3-car garages in four plans (Brady, Harris, Reid and Sperry), priced from $749,000 on its site in November 2026; its available homes that month ran from $669,955 to $874,310, with two shown as estimated to finish in fall 2026. Altura Homes lists Heritage from $679,990 with homes of 2,665 to 3,922 square feet on its site in November 2026, and showed four available homes from $749,244 to $799,956. Neither builder gives a total lot count or says how the 134 lots are split between them.
Schools
Kindred Homes lists Heritage in Rockwall ISD and names Dorothy Smith Pullen Elementary, Maurine Cain Middle School and Rockwall-Heath High School. Jome's listing for Altura's homes here names the same three campuses. These come from builder and listing pages, not a district zoning document. Zones are drawn by street and change as the district grows, so confirm the campuses for a specific address with Rockwall ISD.
The HOA
The association is Heritage Rockwall Homeowners Association, Inc. Its property owners' association management certificate, filed in the Rockwall County records on October 4, 2023 and posted on the state's HOA management certificate search, covers Heritage Phases 1, 2 and 3 and names Gulf PPM, Inc. of Rockwall as managing agent. The declaration is recorded as instrument number 20230000014899. The certificate lists transfer-related fees: $375 for a resale certificate, a resale transfer fee of $150 to $300, and $500 for working capital. Kindred Homes puts annual dues at $695 on its community page in November 2026. The governing documents and current dues come with the resale certificate.
Where it sits
The city's zoning notice places the property at Pullen Road and Sinks Road, and its streets include Birthright Lane and Endowment Lane, where the builders show homes. Kindred lists its sales office at 520 Birthright Lane. OpenStreetMap maps the neighborhood about half a mile north of City Hall at 1371 West FM 550. Kindred's page describes ponds and mature trees in the community and gives drive times of about 10 minutes to Lake Ray Hubbard, 10 to 15 minutes to downtown Rockwall and 30 to 35 minutes to downtown Dallas. Neither builder page lists a pool or amenity center.
What to check before you buy here
Ask which builder holds the lot, which phase it is in, and get that builder's warranty terms in writing; the two builders sell different plans at different prices. Read the planned development standards above before planning a pool, shop or second structure, since accessory buildings fall under the city zoning ordinance. On special districts: the zoning ordinance does not mention a public improvement district, municipal utility district or development agreement, and the state's water district database lists no district named for Heritage (the Heritage Ranch MUD 1 it lists is in Grayson County, not here). We did not confirm the full list of taxing units for a Heritage lot, so check the tax statement with the Rockwall Central Appraisal District. Kindred's page quotes both 1.37 and 1.46 percent as the tax rate, which is another reason to confirm it. Also ask which water supplier serves the lot and how wastewater is handled, since no page we read says.
We sell in McLendon-Chisholm and can pull the sold history for Heritage, along with both builders' current inventory, before you make an offer. The figures at the top of this page are Realtor.com's for McLendon-Chisholm as a whole, not this neighborhood alone.
