01

What Meraki is like

Meraki is a Tellus Group master-planned community off FM 548 north of Forney, in northwest Kaufman County. Homes carry a Forney 75126 mailing address and builders list them as McLendon-Chisholm, but the developer's FAQ says the community is not inside the City of Forney or its ETJ: it lies in McLendon-Chisholm's extraterritorial jurisdiction. Local reporting puts it at 1,079 acres and about 2,700 homes at build-out, with full completion expected around 2035. The fact that matters most for a buyer is the tax bill: the developer lists a total rate of $2.751258 per $100 of value, which includes $1.00 for Ledbetter Municipal Utility District No. 1.

Who built here

Tellus Group, the developer of Windsong Ranch and Mosaic, is building Meraki on a tract off Calvert Road and FM 548. A December 2023 InForney report described a seven-phase plan, and an April 2026 report said the first phase includes 406 homesites. The developer names five builders: American Legend Homes, Bloomfield Homes, Highland Homes, Perry Homes and Westfield Homes. The developer's FAQ gives lot sizes from 40 x 120 to 70 x 130 feet.

Highland Homes sells four lot series here (40, 45, 60 and 70 foot lots). In November 2026 its site listed them from the $360s, $380s, $480s and $520s, and its 60 foot plans ran from 2,602 to 3,917 square feet. Bloomfield Homes, with a model at 2019 Meraki Parkway, listed homes from $399,999 to $549,136 and 2,309 to 4,226 square feet in November 2026. Prices and plans change often, so check the builder pages for current figures.

Schools

Meraki is in Forney ISD. The developer and the builders list Dewberry Elementary (K to 4), Smith Intermediate (5 and 6), Brown Middle (7 and 8) and North Forney High (9 to 12). The developer also reserves a site for a future Forney ISD elementary school inside the community; no opening date is published. Attendance zones are drawn by street and change as new campuses open, so confirm the schools for a specific address with Forney ISD.

The HOA

The association registered with the state is Meraki Master Community Association, Inc. The developer's FAQ lists HOA dues of $65 a month, paid quarterly, as of November 2026. Bloomfield lists CCMC as the HOA contact. Ask for the resale certificate to confirm current dues, transfer fees and any reserve contributions.

Where it sits

The community sits about six miles north of US 80 on FM 548, per InForney. The master plan reserves more than 300 acres for open space, including two 20 acre lakes, trails and pocket parks. A $15 million phase 2 amenity center at 1 Mann Road is registered with the Texas Department of Licensing and Regulation, with an estimated completion of December 31, 2026. The developer says planned amenities, including a resort-style pool and a fishing pond, are not guaranteed until built.

Utilities, per the developer: water from High Point Special Utility District, sewer from Ledbetter MUD No. 1, electricity from Farmers Electric, gas from Atmos, and trash from Blackjack Disposal.

What to check before you buy here

Start with the MUD. Ledbetter Municipal Utility District No. 1 levies its own tax ($1.00 per $100 in the developer's November 2026 breakdown) to pay debt service on the water, sewer, drainage and road infrastructure. With a total rate of about 2.75 percent, run the payment with that figure, not a city average, and ask for the MUD notice the seller must give you under the Texas Water Code.

Because Meraki is in McLendon-Chisholm's ETJ and not a city, county and MUD rules govern many things a city would handle. Ask how roads, drainage and code enforcement work, and check the deed restrictions.

Meraki is being built in phases through about 2035. Ask the builder which phase the lot is in, what land around it is planned for, and where the wastewater plant planned next to Brushy Creek sits relative to the lot. On a new home, get the builder's warranty terms in writing and hire your own inspector before the drywall goes up and again before closing.

We sell in Forney and McLendon-Chisholm and can pull the sold history for Meraki, compare builder prices and incentives across the lot series, and get the current tax and MUD figures before you make an offer.
